The very last thing an agent needs is an unforeseen barrier to closing a deal. No problem is quite so prickly as the onethat turns up at a Buyer's Inspection without warning.

If your the sellers agent, protect your client by encouraging them to obtain a Pre-qualification inspection. If you're the Buyer's agent, a TREC sanctioned inspection is your clients best protection.

 

However, it's important to pick an Inspector who recognizes the difficulties that can be produced by reports with alarming or inflammatory language. It's important for the client to understand that few problems are insurmountable, and a quality inspection should not produce unintended results or complications.
